A Pennsylvania landlord has been sentenced to 8 to 16 years in prison for third-degree murder after confessing to neighbors that he “beat the s— out of” his tenant during a late-night drunken argument, according to court records. The fatal assault occurred in April 2023 and left 42-year-old Michael Byers outside the home he rented on the property.

According to investigators, Zachary Neiman, 37, and his tenant, Michael Byers, spent the night of April 29, 2023, drinking at a firepit on Neiman’s property. Byers lived in a separate apartment on the same land.

Neighbors reported hearing the two men having a heated verbal altercation just before 10 p.m. Moments thereafter, the neighbors spoke directly to Neiman, who allegedly stated:

“I just beat the s— out of Mike.”

According to police, neighbors heard Neiman continuing to abuse Byers near the firepit.

Investigation and Evidence: Tenant Found Dead Outside Home

The next morning, at 6 a.m., Neiman contacted 911 to report finding Byers unresponsive outside the home. When first responders came, they discovered the victim covered in mud, wearing only shorts, and cold to the touch, indicating that he had died some hours before.

Neiman was conducting chest compressions when officers arrived, but emergency responders discovered that Byers had died before the 911 call.

Neiman told authorities he had no recollection of the attack, claiming he had been quite intoxicated and had fallen asleep around 11:30 p.m.

An autopsy later concluded that ethanol consumption compounded the blunt-force injuries that caused Byers’ death.

Court Proceedings and Sentencing

Police arrested Neiman in November 2023 and charged him with involuntary manslaughter and third-degree murder.

Neiman entered a plea of no contest to third-degree murder on October 27. As part of the plea deal, prosecutors dismissed the involuntary manslaughter allegation.

The judge sentenced Neiman to 8 to 16 years in state prison, a punishment that reflects the gravity of the assault and the defendant’s admissions on the night of the killing.

Prosecutors underlined that Neiman’s own comments to neighbors, along with physical evidence and an autopsy, supported his murder conviction.

The case has taken locals by surprise, especially those who witnessed Neiman casually acknowledging his conduct shortly after the assault. Neighbors told detectives they were horrified to hear Neiman gloat about the beating, only to learn later that Byers had died of his injuries.

According to police accounts, Neiman was noticeably inebriated throughout interviews and repeatedly told cops that he couldn’t remember what transpired.

Authorities believe drinking, anger, and the isolated setting all played a role in the fatal confrontation.

Meanwhile, Byers’ family has not made any public comments, although they are apparently exploring civil action over the circumstances of his death.
